Following on from our last update, all of the tenants within the new development continue to report good trade, which has been encouraging to see given the negativity in the national economy.
We have also benefitted from some good weather of late which has lead to the creation of outside seating areas for the units.
The outside seating has enhanced the public realm area in the scheme and makes the development a lot more colourful, for visitors and passers by.
Brooklyns restaurant also intend to submit an application to the council to install some decorative awnings for use during the summer months. This will help formalize the outside seating areas and ensure the use is better controlled.
We can also announce that the public toilets are now open for use by the public. The toilets are open between 8am and 6pm daily. They can be found next to the sailing school building, opposite the Travelodge.
Coming Soon
The Grosvenor G Casino fit out has now been completed at a cost of £6m. The new casino has created circa 120 jobs which I believe the majority of which have gone to local residents.
In the coming weeks the final tweaks to the building and staff training will take place in the unit itself. This will ensure everything is up an running for the formal opening date of the 29th April 2012.

Also coming soon is award winning national restaurant Prezzo. Prezzo have now begun fitting out their unit next to the marine lake, with the aim of being open by the end of May. You will see the planning application for their signage submitted soon which enhances the buildings elevations and complements the art deco style of the development.
We can now confirm that Greene King have also committed to taking a unit within the development under the Travelodge.
The unit is 6,200 square feet. Greene King will be opening one of their Hungry Horse family pubs. Fitout is set to commence on the 30th of April, in order to achieve an opening in early July.
Both of the new restaurants also intend to offer outside seating to their customers.
Other News
Neptune continue to engage with national and local operators for the vacant units within the development, we hope that the encouraging trading figures from existing tenants and other operators within the New Brighton will lead to further new tenants in the coming year.
The Lido building has also been subject to a lot of speculation over the past few months. We can confirm that following further discussions with regional and national health and fitness operators in the early months of this year, that they are not interested in taking a health and fitness scheme forward in the building. This has lead to Neptune taking the decision to maintain the good momentum we are currently seeing in the area, by committing to opening a children’s soft play centre in the building.
The plans for the soft play building are in their final stages and the costs are being finalised for the fit out. It is anticipated that the unit will attract families from across the region due to the unique nature of the building, the location, and the facilities available both in the soft play centre and wider New Brighton.
We hope to be able to release more information, including plans and computer-generated images to the public in the coming weeks once a design freeze is achieved. It is anticipated that the building will be open and operational in time for Autumn of this year.
We also hope to be in a position to announce the launch of our new website next month. The aim with the new website is to make it more user friendly for those visiting the development and to provide news from each of the units. The hope is this will also include special offers and discounts for use within the development.
